Property Oversight Services

NCS strives to be proactive in the physical management of your community. Our staff is trained to identify maintenance issues quickly, carefully determine a solution and make recommendations to the board. By inspecting the community regularly we are able to identify these issues ahead of time, saving the association time and money.

  • Conduct regular inspections of property and provide reports to the Board as requested. This will include identifying areas of concern and making recommendations on correcting deficiencies.
  • Maintain a competitive bidding process for projects and services. This involves the preparation of bid specifications for Board approval and soliciting those bids. NCS will receive and analyze bids and make recommendations to the Board.
  • Inspection and verification of work performed by contractors
  • NCS will maintain certificates of insurance from contractors and ensure the proper procedures are followed.
  • Issue work orders for employees and/or contractors, follow up performance to ensure work has been completed in timely manner and to the satisfaction of the Association, and report to Board.
  • Authorize and facilitate activities necessary to maintain the property as directed by the board.
  • Coordinate the activities of association employees required for the operation and maintenance of the property.
  • Response to any code violation or Municipal inspections as needed.
  • Immediate response to any Maintenance emergencies as needed, such as Elevator, plumbing, roof leak, etc.
